29 Nov Belair-Edison leading the market
In October, the Maryland housing market continued to soar with Baltimore City leading the region with 716 sales, which is a 13.3 percent growth from October 2016. As the desire for city living continues to climb we see Belair-Edison and Riverside take the lead behind Canton as the next-most-popular neighborhoods so far in 2017, with about 180 home sales each this year, according to a recently released article by The Baltimore Sun.
In September, Belair-Edison again led the list of home sales with Live Baltimore releasing this statement in their Housing Market Newsletter, “More than 77 percent of the home sales in Baltimore City were classified as standard sales, which excludes foreclosures and investor purchases, and indicates more buyers are purchasing homes to live in. While Hampden and Canton, which have long received attention, lead the list, it’s wonderful to see Belair-Edison and Pigtown on top. Belair-Edison’s strong numbers indicate that more homebuyers are looking for all kinds of amenities. The Belair-Edison neighborhood offers a perfect mix of urban attractions with the relaxed feel of suburban living. Couple that with constant community events and beautiful homes at affordable prices, and we expect to see Belair-Edison top more lists in the future.”
“With the growth of home sales, we also see an increase in private developers investing in Belair-Edison. Providing quality remodeled properties is critical to our growth to attract residents to our neighborhood,” stated John Watkins, Homeownership and Real Estate Marketing Specialist. Recently, Charm City Builders, Avery Properties, LLC, and Integrity Property Services have started renovation projects in the area. With quality developers in the area we could see an increase in property value and higher retention rate for homeowners.
Todd Avery, owner of Avery Properties LLC has been developing in Belair-Edison for the past four years and sees strong future potential for the community.
“Being close to major highways and Herring Run Park the neighborhood has a lot to offer. We started working in the neighborhood because we saw the expansion of residential and commercial development projects and the area provides affordable housing for first-time homebuyers,” said Avery.
With a newly listed property, Integrity Property Services brings over 20 years of experience renovating homes to Belair-Edison and will offer another property in January on Kenyon Ave. Rob Podles and Susan Hill, owners of Integrity Property Services, decided to start investing in Belair-Edison because they believed there was a lot of growth in the community.
“We believe we can add some very high-quality homes to the neighborhood giving families a better choice in their housing needs,” stated Podles.
