Healthy Neighborhoods Initiative

Did you know that the Healthy Neighborhoods Initiative, (HNI) provides prospective homeowners with low-interest mortgage and home renovation financing as well as up to $10,000 in home improvement matching grants? Even better news – there is no mortgage insurance associated with those loans and you can receive professional assistance on renovations to your home at NO COST!

 

HNI Purchase-Rehab and Refinance-Rehab Loans

Homes on target blocks are eligible for Purchase-Rehab and Refinance-Rehab loans; offering below-market interest rates, free design advice, no private mortgage insurance requirement and more. Target blocks are the strongest blocks in the neighborhoods. They have high levels of homeownership and engaged residents, enabling Healthy Neighborhoods to have a significant impact by helping to build the real estate market and strengthen social connections. Eligible borrowers must also use this loan to make improvements to the property in conjunction with the purchase. The loan carries a fixed interest rate that’s always 1% below the 60-day Fannie Mae rate, but in no event less than 4%. After contributing 3% of the purchase price from their own funds, buyers may borrow the balance of funds needed to buy and renovate the home, as much as 110% of the after-rehabilitation appraisal of the property. No private mortgage insurance is required. Design assistance from an architectural firm is available at no cost to help buyers plan improvement and review contractor proposals.

HNI and St. Ambrose Housing Aid Center

This special first mortgage loan program is for purchasers of formerly vacant homes that have been renovated by St. Ambrose Housing Aid Center in the Belair-Edison community. This loan is for purchase only and there is no renovation work required. The interest rate will be fixed at 1% below the 60-day Fannie Mae rate, but never less than 4%. The loan term is 30 years and requires no private mortgage insurance.

Baltimore Homeownership Incentive Program (B-HiP)

The B-HiP from Baltimore Housing are incentives specifically tailored for Baltimore City homebuyers. From Vacants to Value Booster to Live Near Your Work to Buying Into Baltimore – there’s an incentive for everyone! There are a wide variety of programs that can also be layered for maximum savings (for example, you could be a Baltimore City employee that purchases a home in a Healthy Neighborhoods Initiative target block and receive both incentive benefits). Live Near Your Work Program

The Live Near Your Work Program (LNYW) is an effort between Morgan State University (MSU) and Baltimore City to increase home ownership among MSU employees while also supporting community revitalization in Northeast Baltimore City. The Program encourages full-time MSU employees to take up residence in the surrounding neighborhoods. Imagine walking or biking to work in less time it takes to enjoy a cup of coffee!
